Roof replacement cost and actual cash value

Roof settlement terms affect a quote comparison. Replacement cost uses current repair or replacement costs; actual cash value accounts for depreciation. Both still depend on what the policy covers and its conditions. TDI settlement explanation

Check the roof separately

A dwelling replacement-cost label does not guarantee replacement-cost settlement for the roof. OPIC notes that some property, including roofs, may be settled at actual cash value even when other purchased coverages use replacement cost. Read the roof endorsement and settlement wording. An illustration with stated assumptions

Assume a covered roof replacement would cost $24,000, the applicable deductible is $5,000, and depreciation is $7,000. Ignoring other limits and conditions, the simplified replacement-cost amount after the deductible would be $19,000; the actual-cash-value amount after depreciation and the deductible would be $12,000. These invented inputs illustrate arithmetic, not an insurer’s estimate or a claim promise.

Ask what happens between the first check and the repair

Replacement-cost coverage does not necessarily mean receiving the whole replacement amount upfront. TDI explains that roof claims can be paid in stages. An initial payment may subtract depreciation and the deductible, with additional payment tied to repairs and policy requirements. Keep estimates, invoices and receipts; ask the insurer or adjuster what proof is required and the deadline for repairs and recovering depreciation. Do not assume the same deadline applies to every policy. TDI roof guidance

Damage and maintenance are different

Insurance does not pay to replace a roof merely because it is old or worn out. A covered event, settlement terms and any exclusions still matter. Check renewal documents for changes as the roof ages.

Bring the settlement wording and deductible together for a home insurance review. The right comparison is the policy’s actual terms, not just the label on a quote.
