Texas homes have Texas problems
North Texas sits in one of the most active hail and windstorm regions in the country. If you've lived in the Plano corridor for more than a couple of springs, you already know what a bad hail season does to a neighborhood's roofs. That reality shapes how your home should be insured — and it's where a lot of policies quietly fall short.
A few things I check on every Texas home:
- Your wind and hail deductible is often separate from your regular deductible, and it's frequently a percentage of your home's value rather than a flat dollar amount. On a $500,000 home, a 2% wind/hail deductible is $10,000 out of pocket before coverage kicks in. A lot of homeowners have no idea that number is buried in their policy until a claim.
- How your roof is covered matters enormously. Some policies pay replacement cost on a roof; others only pay actual cash value, which subtracts years of depreciation and can leave you tens of thousands short after a storm. Newer builds in Frisco and Allen and older homes in east Plano and Richardson each carry different considerations here, and the right carrier depends on which situation is yours.
- Cosmetic damage exclusions and roof-age limits are increasingly common in Texas. I read the fine print so a dented-but-not-leaking roof doesn't turn into a denied claim you didn't see coming.
The coverage number most people get wrong
The single most important figure on your policy is your dwelling coverage — the amount it would cost to rebuild your home from the ground up. Not what you paid for it. Not its market value. What it costs to rebuild it today, with today's labor and material prices.
After the construction-cost spikes of recent years, a huge number of homeowners are underinsured and don't know it, because their dwelling coverage hasn't kept pace with what rebuilding actually costs now. If your home would cost $600,000 to rebuild and you're only insured for $450,000, a total loss leaves you writing a six-figure check yourself.
This is where the difference between replacement cost and actual cash value, and options like extended or guaranteed replacement cost, stops being jargon and starts being real money. Part of my job is making sure that number is right — and that you understand it — before you ever need to use it.
